Yes. Under the Gas Safety (Installation and Use) Regulations 1998, landlords are legally required to have all gas appliances and flues checked every 12 months. This applies to all residential rentals, including HMOs and social housing.

The penalties in 2026 are severe. Landlords can face:

​Up to 6 months of imprisonment for serious non-compliance.
​Invalidation of your landlord insurance.
​The inability to serve a Section 21 notice to regain possession of your property.

Yes. As of 2026, you must have a working Carbon Monoxide alarm in every room that contains a fixed combustion appliance (excluding gas cookers). Our engineers will verify the placement and function of these alarms during the CP12 visit.

If you or your tenants notice yellow/orange flames (instead of blue), sooty stains around the boiler, or frequent pilot light failures, call Certivest London immediately for an emergency inspection.
