Frequently Asked Questions
At Certivest, we offer two main levels of inspection:
Asbestos Management Survey: A standard, non-intrusive survey designed for day-to-day occupation. We identify the location and condition of any Asbestos-Containing Materials (ACMs) that might be disturbed during normal maintenance.
Refurbishment & Demolition (R&D) Survey: A much more intrusive, “destructive” inspection. This is legally required before any structural work, drilling, or demolition begins. We check behind walls, under floorboards, and inside ceiling voids.
Buying/Selling: To avoid unexpected costs or health risks after completion.
Landlords: To fulfill your “duty to manage” in communal areas of residential blocks.
Renovating: If you are planning a loft conversion, extension, or even a new kitchen in an older London home.
Commercial Tenants: Before taking on a new lease or starting a “fit-out.”
Yes. Under the Control of Asbestos Regulations (CAR 2012), which remains the core standard in 2026, duty-holders of non-domestic premises (including communal parts of flats) must identify and manage asbestos. In 2026, enforcement is stricter regarding digital asbestos registers and ensuring contractors have seen the survey before they start work.
Once Certivest completes your survey, we provide a digital Asbestos Register. This is a live document that logs the exact location, type, and condition of asbestos in your building. You are legally required to show this to any tradesperson (plumbers, electricians, etc.) who works on your property.
Residential (1-3 Bed): 1 to 2 hours on-site.
Commercial/Large Blocks: Can range from half a day to several days.
Results: Typically delivered in a detailed PDF report within 3–5 working days.
Finding asbestos doesn’t always mean expensive removal. Depending on the condition, our Certivest report will recommend:
Management: Leave it in place and re-inspect annually if it’s in good condition.
Encapsulation: Seal the material with a specialized coating to prevent fiber release.
Removal: If the material is damaged or in the way of planned works, it must be removed by a licensed professional.
Material Likely Location Risk Level
Artex / Textured Coating Ceilings and Walls Low (unless sanded/scraped)
Floor Tiles (Vinyl) Kitchens and Bathrooms Low (often hidden under carpet)
Cement Flues/Sheets Boiler cupboards or Shed roofs Medium (brittle when old)
Insulating Board (AIB) Fireproofing behind doors/heaters
