Why You Need an EPC
What is an EPC & Why It’s Important
An Energy Performance Certificate (EPC) shows how energy-efficient your property is, rated from A (most efficient) to G (least). It’s a legal requirement when renting or selling a property in the UK.

Frequently Asked Questions
As of February 2026, the legal minimum for all rental properties in England and Wales remains Band E. However, the government’s Warm Homes Plan (announced Jan 2026) has set a firm deadline: all private rentals must reach Band C by October 2030.
Currently, you cannot let a property with an F or G rating. Under the new 2026 roadmap:
Now: Must be Band E or higher.
By 2030: All properties (new and existing tenancies) must be Band C.
Failure to comply: Fines for non-compliance have increased in 2026, reaching up to £30,000 for serious breaches.
An EPC is valid for 10 years. However, at Certivest London, we recommend a new assessment if you have performed significant upgrades (like new double glazing, heat pumps, or solar panels) to ensure your rating reflects the property’s true value and efficiency.
2026 marks the transition from the old RdSAP system to the Home Energy Model. This new way of calculating ratings is more accurate and looks specifically at:
Fabric Performance: How well your walls and roof hold heat.
Smart Readiness: Your home’s ability to use smart thermostats and automation.
Carbon Cost: Moving the focus from purely “cheap bills” to “lower emissions.”
Many London properties are historic. In 2026, listed buildings are only exempt if the required energy improvements (like double glazing) would “unacceptably alter” their appearance. A Certivest survey can help determine if you qualify for a formal exemption on the PRS Exemptions Register.
Our accredited assessor will spend 45–90 minutes at your property. We look at:
Insulation: Loft, cavity wall, and floor insulation.
Heating: Boiler efficiency, heat pumps, and hot water cylinders.
Windows: Single vs. double/triple glazing.
Lighting: The percentage of low-energy fixed bulbs.
You don’t “fail” an EPC, but you can receive a rating (F or G) that makes it illegal to rent the property. If your rating is too low, your Certivest report will include a Recommendation Report detailing exactly which changes will move you into a legal bracket.
We pride ourselves on a fast turnaround. Your digital certificate is typically lodged on the Government EPC Register and emailed to you within 24 hours of the site visit.
