Yes. Under the Gas Safety (Installation and Use) Regulations 1998, landlords are legally required to have all gas appliances and flues checked every 12 months. This applies to all residential rentals, including HMOs and social housing.

Yes. As of 2026, you must have a working Carbon Monoxide alarm in every room that contains a fixed combustion appliance (excluding gas cookers). Our engineers will verify the placement and function of these alarms during the CP12 visit.
If you or your tenants notice yellow/orange flames (instead of blue), sooty stains around the boiler, or frequent pilot light failures, call Certivest London immediately for an emergency inspection.
We provide instant digital certificates. As soon as our engineer completes the check on their tablet, a PDF copy is emailed to the landlord or agent. You must provide a copy to your tenants within 28 days (or before new tenants move in).
